Real estate

The inquiry came in on a Sunday evening.

Property is decided in evenings and weekends, which is exactly when nobody in the office is reading email.

See where we start

Every login, every inquiry and every buyer detail opens in your brokerage's name.

Your listings, on your own map
Who is looking, and when they looked
Your name, the same on every site
The follow-up, written and waiting
A site that is yours, not the brokerage's
Answered after hoursListings that load on a phoneEvery showing followed upEvery inquiry in your own system

The listing site got the lead. You got the invoice.

Four places where a lead you paid for quietly becomes somebody else's. Two are your own site.

Every lead belongs to the listing siteYou pay for the listing. They keep the buyer, the history and the page it sat on.
The listing pages weigh a tonFull-size photographs and a tour that loads first. In a parking lot it never finishes.
Inquiries land in a shared inboxBetween a supplier email and a spam. Nobody owns it, so nobody chases it.
The valuation page is only a formYour highest-intent page asks for eight fields before it says anything useful.
The half you never hear aboutA weekend message read on Monday is not a slow lead. It is somebody else's showing.
Property gets decided on a phone, outdoors, at the weekend — not at a desk on Tuesday.

Before the words, the picture

Nobody reads a listing. They look at it.

Two houses on one street, in the same box, at the same size, with the same export. The hour and the tidying are the only variables.

Frame APhotographed at midday, on the way past
  1. 1Sky blown to paper white
  2. 2Camera tilted up, so the walls lean in
  3. 3Trash can left out at the curb
  4. 4Half a car in the corner
Frame BBooked for the following evening, before the light went
  1. 1Verticals straight, horizon level
  2. 2Low sun raking across the front
  3. 3Lamps on, so it reads as lived in
  4. 4Curb cleared, lawn cut, drive swept

The difference is one returned call and one evening.

Somebody calls the seller, asks them to move the trash can and put the lamps on, and turns up at the right hour with a level. That is the whole method. It is also the part of a listing an agent controls completely, and the part most often handed to whoever was free.

What those photographs become once they move

Both frames are stand-ins, not a listing we shot. Neither carries a board, a plate or a house number, and the street and the brokerage do not exist.

One Sunday evening

Sunday evening, booked for Tuesday.

An inquiry answered by somebody who is actually there. Take each stage in turn to see what it did.

Is the house on Fenwick Row still available? We could come Tuesday evening if that works.

It is. Tuesday works. Is this your first look at the Ridge, or are you seeing a few around here?

First time. We are moving from out of state in the spring, so we would come and see a couple in one trip.

Booked. I will send the Trellis Lane one over as well, since it is two minutes away and you are traveling.

A drawn example. The buyer, the brokerage and both streets are invented.

Answered on the evening it arrived

She has a showing booked before she has read the second reply.

Opened on Monday morning

By then the weekend has decided it, and somebody else has the showing.

The first Sunday we would cover

If nobody answers it, it was never a lead.

Sequence, not menu. Buying more listing-site exposure first is paying to lose faster.

  1. 01First

    Answer the evenings

Every inquiry from every source answered quickly, even after hours, qualified, and booked into the right agent's calendar.

Why in this orderSunday evening is when people decide about property, and almost nobody is answering.

  2. 02Second

Make your own site the one they use

Listings that load in a second on a phone, a valuation page that gives something before it asks, and area pages worth reading.

Why in this orderEvery inquiry that comes direct is one you did not pay a listing site for.

  3. 03Third

    Chase what went quiet

The showing nobody followed up, the valuation that went cold, the landlord who asked once and never heard back.

Why in this orderIt is the cheapest pipeline in the business and it is almost always empty.

Nobody searches for an agency. They search for a street.

Area pages are how a brokerage outranks a national listing site, and almost nobody writes them.

The schools

The schools, and who walks to which

Described by school zone and by walking distance. Never by who lives on the street.

Getting to work

Getting downtown before nine

The routes out, where the parking runs out, and what the drive is actually like.

Saturday

What a Saturday looks like

The market, the two parks, the path along the water and where the town eats.

Street by street

The streets people ask us about

One page each for the streets you could price from memory. Nobody else writes them.

If you ever leave the brokerage

Your data, not the listing site’s.

Buyers, valuations and every inquiry sit in your system, in your name, from the first Sunday we answer.

The inquiry log is the one that compoundsThree years of it is worth more to a brokerage than any single listing.
And the other registerA listing portal keeps the buyer’s details, the inquiry history and the page your property sat on. None of it exports, because none of it was ever yours.

Four services, one pipeline

Four that pay for themselves.

More listing-site exposure in front of an unanswered Sunday is buying the same buyer twice. Answering comes first.

Listing filmssit outside that order. They are made from the photographs you already took, and they are worth nothing until somebody is answering the inquiries they cause.

First call, every time

Brokers open with these, so we answer them first.

The listing portals, what your agents actually receive, the CRM you cannot change, and rentals against sales.

No, and anyone saying otherwise has not run a brokerage. It changes the ratio — more inquiries direct, fewer paid for twice — and that ratio is where the margin is.

They still get them, faster, with the qualifying questions already answered. What they stop getting is the Sunday evening that turns out to be somebody's cousin asking about an apartment in another town.

Fine. Everything lands in it. We work around the software you already have rather than opening the conversation with a migration.

Two different businesses with two different urgencies, and they should not share a page, a campaign or a script. Most brokerage sites treat them as one, which is why both underperform.

Answer first, and
keep the buyer.
